GETTING READY TO RENT
Although people are keen to jump in and view properties, our experience over the years has found that applicants that have collected all the essential information that will be needed by the landlord in advance of viewings, have a higher chance of success of securing their ideal rental.
What Information?

Is it Affordable?
It helps to know if you can afford the rent before arranging a viewing. The quick way to check is to take the monthly rent and multiply by 30. For example a £500 pcm rent x 30 = £15,000. Your annual salary (or household income) should be £15,000 or more and don't forget the one months deposit. In advance of moving-in, you will need to have paid your first months rent and security deposit in cleared funds.
Proof of Identity
All applicants and guarantors will be required to provide proof of identity and address, We require sight of all original or certified documents.
Individual identity documents
We will require one document from List A and one recent document from List B dated within the past 3 months
List A - Identity Document
- Current signed passport (at least 3 months remaining)
- Resident Permit Issue to EU nationality by Home Office
- Valid UK/EU photo driving licence (front and back valid for at least 3 months from date)
- State Pension of Benefits Book/notification letter
- Inland revenue tax notification
List B - Proof of Address
- Mortgage statement
- Local authority tax bill
- Local authority rent card or tenancy agreement
- Bank / building society / Credit union statement (No online/bank branch print-offs)
- Utility bill (not mobile phone) that includes your name (issued within the last 3 months)
- Current UK/EU photo driving licence
- Current UK/EU licence
- State pension of benefits book/notification letter
- National Identity Card ( front and back, valid for at least 3 months from date)
TENANTS RENTAL FEES
We will require one months rent plus the equivalent of one months rent as a security deposit in cleared funds in advance of your move-in . The link below provides a printable copy of Tenants Fees.

A. Holding Deposit (Nil)
Unlike most letting agents we do not charge tenancy applicants a holding deposit to take the property off the market during referencing. We operate a "first past the post" policy and continue to market the property until an applicant passes all referencing checks, is considered a suitable tenant by the landlord and signs a tenancy agreement.
B. First Months Rent (One Months Rent)
Before starting your tenancy we require the first months rent in cleared funds. Appropriate payment details will be provided.
C. Security Deposit (One Months Rent)
Before starting your tenancy we require a security deposit equivalent to one months rent in cleared funds. This covers damages or defaults on the part of the tenant during the tenancy.
Where the Tenancy is "Tenant Find / Let Only" the Landlord will normally provide the tenant with appropriate details of their government approved security deposit protection scheme. The landlord will need to confirm receipt of cleared funds before move-in.
Your security deposit is refundable at the end of the tenancy, subject to you complying with the terms of the Tenancy Agreement.
Client Money Protection (CMP)
The Chris Hamriding agency has client money protection in place through the Propertymark, scheme reference C0011972. CMP is an approved insurance product for letting agents in the UK. CMP protects the rental money that a tenant pays their letting agent to pass onto a landlord.
TENANTS FAQs
Council Tax / Utilities
The tenant to pay all charges in respect of gas, water, electricity, Internet, telephone and TV licence consumed on the Premises plus Council Tax charge and other utility and service providers relating to the property. We also ask tenants to insure their own belongings and have suitable insurance in place to cover accidental damage to the Landlord’s property which will protect their deposit.
Pets
Where a domestic pet(s) is accepted by a landlord the monthly rent will be charged at a higher amount. This does not mean a particular landlord will accept any request for pets.
Landlords Restrictions
Please be aware that some landlords impose certain restrictions in respect of the following: pets, smokers, County Court Judgments (CCJ), Individual Voluntary Arrangements (IVA), Bankruptcy and students. Please check the individual property rental details before selecting a property.
