My name is Louise Wilson, and as Lettings Manager, with over 30 years’ experience in the property industry, lettings is where my real passion lies. I truly believe that great lettings is about people as much as property. Alongside our ARLA-qualified Lettings Director and our friendly, knowledgeable team, we take pride in offering landlords a professional service that feels personal, supportive and easy to deal with.
With the Renters’ Rights Bill bringing major changes — including the removal of Section 21, stricter rent increase rules and greater focus on compliance — even experienced landlords can unknowingly fall short. That’s why we’re offering a free lettings health check for established landlords.
We’ll review your current rent level to ensure it’s in line with the local market and advise where you may be able to improve your return. We’ll also check your compliance position, highlighting any risks, gaps or upcoming requirements under the Renters’ Rights Bill, so you can avoid costly mistakes and stay protected.
It’s a simple, no-obligation review designed to give you clarity and peace of mind. If you’d like a friendly, professional second opinion, please get in touch — I’d be delighted to help.
Our focus is always on finding the right tenants, not just the quickest ones. Through careful tenant matching and thorough referencing, we help protect your property and your rental income. I’m a strong believer in giving honest advice, from accurate rental valuations and sensible rent reviews to guidance on reducing voids without taking unnecessary risks. With legislation constantly changing, including the evolving Renters’ Reform Act, you can be confident that compliance, safety and correct procedures are always at the forefront of what we do.
Clear communication is incredibly important to me, and I make sure our landlords feel informed, listened to and supported at every stage. We offer let-only and full property management, where we look after inspections, maintenance and trusted contractors, treating your property as if it were our own. I would love the opportunity to meet you, have a chat and see how we can support you and your property, so please do get in touch — we’d be delighted to help.”
Although people are keen to jump in and view properties, our experience over the years has found that applicants that have collected all the essential information that will be needed by the landlord in advance of viewings, have a higher chance of success of securing their ideal rental.
To help you collect the information needed we have produced a downloadable document. You will need this information no matter if it’s an Estate Agent or Private Landlord so why not start filling it out now.
It helps to know if you can afford the rent before arranging a viewing. The quick way to check is to take the monthly rent and multiply by 30. For example a £500 pcm rent x 30 = £15,000. Your annual salary (or household income) should be £15,000 or more and don’t forget the security deposit of 5 weeks rent. In advance of moving-in, you will need to have paid your first months rent and security deposit in cleared funds.
All applicants and guarantors will be required to provide proof of identity and address, We require sight of all original or certified documents.
We will require one document from List A and one recent document from List B dated within the past 3 months
We will require one months rent plus the equivalent of one months rent as a security deposit in cleared funds in advance of your move-in . The link below provides a printable copy of Tenants Fees.
Unlike most letting agents we do not charge tenancy applicants a holding deposit to take the property off the market during referencing. We operate a "first past the post" policy and continue to market the property until an applicant passes all referencing checks, is considered a suitable tenant by the landlord and signs a tenancy agreement.
Before starting your tenancy we require the first months rent in cleared funds. Appropriate payment details will be provided.

Where the Tenancy is “Tenant Find / Let Only” the Landlord will normally provide the tenant with appropriate details of their government approved security deposit protection scheme. The landlord will need to confirm receipt of cleared funds before move-in.
Your security deposit is refundable at the end of the tenancy, subject to you complying with the terms of the Tenancy Agreement.
